We offer two main levels of service for potential landlords, a tenant find service and our fully managed service.

Our tenant find service offers the chance to advertise your property on the internet,  both on Harris Lets website and Zoopla, as well as the local press. We also have a large shop front window in Axminster high street  to advertise your property. We will also provide referencing for any potential tenants; this is carried out by Homelet the UK’s largest referencing company. We will also provide a tenancy agreement (charged to the tenant) for the period of the let. We can also advise on safety issues i.e. Electrical & Gas safety certification, smoke alarms etc. We can also offer the chance to keep deposits in the government’s Deposit Protection Scheme if you do not have your own deposit scheme available.

We have a large applicant data base that we would be able to match your property against to contact a suitable tenant in as little time as possible to avoid any void periods.

We also offer a fully managed service, which offers all the advertising mentioned above, credit and referencing checks, a full inventory provided to both tenant and landlord and regular inspections of the property during the period of tenancy. A tenancy agreement will also be provided (charged to tenant) and a full schedule of condition. We will arrange all repairs and maintenance and checks of gas and electrical equipment, as well as dealing with any tenant enquiries. We would also do a final inspection on the property at the end of the tenancy and report any damages that would result in a portion of deposit monies being retained.

We also have the facility to act as a rent collection agency for Landlords using our computerised account managing system. This enables us to keep track of your rental incomes and forward all payments to you.

At Harris Lets we only do property rental, not sales, so we can commit all our attention to your property.
